Belmont Apartments

Situated on a site with triple zoning, City of Belmont Design Excellence was required in order to enable the top R100 zoning. This was achieved through a restrained minimalist design consisting of the interaction of several simple forms. Despite its calm aesthetic, the floorplans employs complex space planning to achieve the client’s desired yield without the use of a third storey. Careful detailing and construction then allowed the use of conventional double masonry and simple timber construction roofing. The form of the thin ground floor plans maximises the inside to outside connection between the apartments and yards. Double sliding doors provide an affordable method of opening up apartments to the large terraces. Finally, subtle fire engineered solutions were also employed to allow day lighting within the boundary fire zone.
