Melville Apartments

 

Located on one of the highest points of Melville the site had the opportunity for spectacular city and river views. Careful analysis was undertaken in order to arrange a form that would maximise the number of apartments enjoying these views. This was achieved through both stepping the building up the site and angling the orientation. The design then employs several techniques to increase the development area and profitability for the client. These include the clever use of excluded plot ratio elements such as stairs and mezzanines. A plot ratio bonus of 5% was also negotiated with the council through their support of the design. The aesthetics of the design are intended to make reference to a small village or row houses. Varying but related and all complimentary. These are then “floated” Above the ground floor apartments to reduce perceived apartment numbers. Environmentally the deign incorporates stack ventilation with internal glazed cross ventilated living areas. Precast concrete is also protected through external insulation and then utilised for its desirable thermal mass properties.
